# Real Estate Virtual Assistant – Tenant Screening & Verification (Part-Time / As Needed)

I own approximately 20 residential rental units in Louisiana and am looking for an experienced virtual assistant to handle tenant screening and applicant verification whenever I have a vacancy.

**This is not a full-time position. Work will be on an as-needed basis, depending on vacancies.**

I handle all property advertising, initial inquiries, and showings myself. I need someone who can take over the screening process once a prospective tenant expresses interest in applying.

### Responsibilities

- Communicate directly with prospective tenants regarding their applications.

- Collect and review rental applications and supporting documents.

- Review pay stubs and verify applicant income.

- Contact employers to verify employment and income with applicant authorization.

- Contact current and previous landlords to verify rental history and payment records.

- Coordinate authorized credit, background, and eviction-history screening.

- Follow up with applicants for missing documentation.

- Identify inconsistencies or information requiring additional verification.

- Prepare a detailed screening summary for my review.

### Requirements

- Previous experience screening tenants for U.S. residential rental properties.

- Experience verifying employment, income, and rental history.

- Excellent spoken and written English.

- Comfortable making phone calls to employers, landlords, and applicants.

- Familiarity with U.S. tenant-screening services.

- Strong organizational skills and attention to detail.

- Ability to work independently with minimal supervision.

- Ability to handle sensitive applicant information securely and follow applicable screening and fair-housing requirements.

### Position Details

**Type:** Freelance / Part-time / As Needed

**Workload:** Varies depending on vacancies and applications received.

**Compensation:** Open to hourly rates or a fixed price per completed applicant screening.

I will make all final tenant approval decisions. Your responsibility is to complete the administrative verification process and provide an organized report so I can make an informed decision. Duties must remain within applicable Louisiana real estate licensing requirements.

### When Applying

Please answer the following:

1. Have you previously screened rental applicants for U.S. landlords or property management companies?

2. What is your process for verifying employment, income, and rental history?

3. What tenant-screening platforms have you used?

4. What is your hourly rate or price per completed screening?

5. Are you comfortable calling U.S. employers and landlords during Central Time business hours?

**I am specifically looking for someone with tenant-screening experience, not a general virtual assistant who will need extensive training.**
